Promote community spirit through a kind, considerate, and educational approach to deed restriction compliance. Assist the Association in the administration and enforcement of rules and regulations by notifying and informing owners and residents who may be in non-compliance of Association's Covenants, Conditions, and Restrictions, and/or policies. Notify the owner by leaving a business card on the door, sending an initial letter, or making a phone call, where appropriate. Inform owners of non-compliance, as well as what is needed to bring their property into compliance. Receive daily written, telephone or electronic communications from residents reporting Deed Restriction non-compliance. Track non-compliances identified from on-site tours, as well as reports from residents, and present Owner Tracking report to the Board members. Send second notices to those who failed to cure the non-compliance. Coordinate with Board, residents, legal counsel, to cure non-compliances where necessary. Secure contractors, at the direction of the Board, to repair, maintain property not in accordance, or remove the non-compliance from the property. Invoice owners in default any cost to be reimbursed to the Association for repairs and/or maintenance performed, or other self help action. Accumulate for Board/Committee approval Architectural applications and review for proper documentation. Maintain Architectural applications and notices of approval/ disapproval. Coordinate as requested by the Board in matters regarding architectural control. Notify owners of Architectural Review Committee ruling. Track architectural applications and Committee rulings.
